JUNE CARTER
Focus not frenzy:
Improve efficiency, free up time and create the environment that will support you. Managing busy lives is a challenge for everyone. Focus Not Frenzy: Time Management for Home Staging Professionals, featuring the Time Management Process is developed by June Carter, a Home Stager for Home Stagers. It is a thought process that will co-exist with the training of actual staging while holistically strengthening the Home Stager’s business and personal life.
One aspect of a Home Stager’s training is finding the path to make it all manageable and still be fun. The Time Management Process aligns priorities by defining the important and the urgent. We frequently fall into the trap of believing that all urgent activities are also important. We are inclined to focus on what is pressing at the moment. The goal is to be motivated when there isn’t a deadline looming. This change is a creative thought process that will grow stronger with use over time.
Through exercises using the course handouts, the attendees will personally create their own time management experience. Real-life examples of Home Staging and hands-on experience make the information in this presentation easy to use and applicable on an ongoing daily basis for Home Stagers
Session Learning Objectives:
After attending this session, participants should be able to
• List five core business and personal values
• Identify the important vs the urgent
• Balance the needs of a busy business and personal life

Lukas Kucharski is the owner of the leading home staging company in Japan, Home Staging Japan.
Since 2013, Home Staging Japan has broken new ground in the Japanese home staging industry, completing over 10,000 projects and continuing to create tailored homes for each client.
Although Lukas has lived in Japan for over 13 years, where he has been running his successful Home Staging business for 8 years, he was born in Poland and grew up in Germany.
The idea of starting a Home Staging business in Japan came to him in 2012 when he was asked for help with selling an apartment in the center of Tokyo.
Since no one was offering Home Staging services and properties in Japan were sold un-staged at that time, Kucharski decided to take matters into his own hands and stage the apartment by himself in order to prepare it for the market.
The apartment was sold after 2.5 weeks at 10% over the asking price.
In 2017, Lukas launched a 3D space capture service, being the first provider in Japan using Matterport technology. He also introduced Barcelona’s furniture brand LaForma in Japan.
Home Staging Japan now has over 30 employees and the team wishes to move the Home Staging industry forward in the country.
I am not only the Chairwoman of The International Association of Home Staging Professionals®, I am a seasoned professional ASP Master home stager with nearly 20 years of experience and over 6,000 properties staged. At the start of my staging business journey, no vacant houses were being staged where I lived as that service had not yet been established, so I specialized in offering consultations and hands-on staging services for occupied homes. Working with what homeowners had, rearranging, removing and revealing the beauty of a home using the skills I learned as a pro-home stager, made this one of my favorite services. Since 2002, I have had the privilege of Staging over 3,000 Occupied houses for sale and over $1 Billion in real estate. Currently approximately 35% of our annual staging project volume falls into this category. I have staged all types of occupied properties from small condos to large multi-million dollar mansions, and seeing the reactions of happy homeowners who cannot believe how nice their house looks after our team works their magic, is still one of the most satisfying aspects of what I do as a pro-Home Stager. I have personally moved lots of furniture from room to room, packed up boxes of unneeded items, seen lots of strange things people collect or have in their homes, and have come to accept that “clean” is a relative term. Ultimately, seeing a house change from a very lived-in, often cluttered home to a streamlined and stylish marketable product fuels my creativity and desire to help our clients get the results they want and need.
Truth is, Occupied Home Staging is much more challenging creatively than Vacant Home Staging because with Occupied Home Staging, we are limited by what a homeowner allows us to change, they are still living in the house so we often have to use the art of compromise to get the staging done. There is more engagement with the actual homeowners who may be stressed or overwhelmed from the idea of having to sell and move, and the “human interaction factor” comes into play in a way that does not exist with Vacant Home Staging. On top of that, we have to use what furniture, artwork and decor a homeowner has in their house, and can bring in staging items to help add the visual “Wow Factor,” needed to fill the gaps or help provide a more updated look and feel for buyers. This means possibly combining two very different decorating styles in a way that creates a cohesive visual impact for buyers, and it is a challenging process that requires expertise on room arrangement, practice of the “Principle of Greatest Use,” and an engaging demeanor. I am looking forward to judging this category for the skilled home stagers who make magic happen in Occupied Homes and give them the recognition they deserve.
